Statistical Factoids


I love seeing the numbers behind the scenes, so decided to periodically analyze certain areas of the MLS to provide some interesting perspectives:

I am often asked about the market in Dripping Springs. Austin area communities overall held up fairly well in 2009 compared to many parts of the country; however, sales in some areas in and around the city have been slower than past years, as you can see below. These stats are for Dripping Springs home sales, regardless of lot size:

In a local sales stat seminar I attended recently, the presenter/economist said that where Dripping Spring sales are today (2009) are where they should be. He specifically said that previous years were unusually high years and not normal. I hate the term "New Normal," but I think that's what we have to grow accustomed to.

2010 Dripping Springs Data: In Dripping Springs, a recent comparison of the first seven months of 2010 to the same period in 2009 shows that the trend is continuing - 181 homes sold in the first seven months of 2010 compared to 219 for the same period in 2009. Comparing July alone for those two years: 27 homes sold in July 2010; 41 sold in July 2009.

Are you interested in Wimberley sales data for the same time periods? See the chart below and note that while the average and median price per square foot isn't that much different between 2008 and 2009, the number of homes sold IS considerably less, by 13 percent:

2010 Wimberley Data: In  Wimberley, a recent comparison of the first seven months of 2010 to the same period in 2009 shows that the number of sales is not trending downward as it is in Dripping Springs. 133 homes sold in the first seven months of 2010 compared to only 112 for this time period in 2009. Comparing July alone for those two years: 22 homes sold in July 2010; 21 sold in July 2009.
